Alders Prosper is a 55+ Active Adult community designed for independent adults who are ready to enjoy more and worry less. The answers below cover everything from apartment features and amenities to the everyday rhythms of life here, so you can decide with confidence whether this community feels like home. 

Community Eligibility & Leasing

At least one leaseholder in each apartment home must be 55 years of age or older at the time of move-in and throughout the duration of the lease. Additional occupants may be 35+. Please contact our leasing team for details specific to your situation.

The application fee is $35 per applicant. A community fee of $1,000 is also required. Security deposit is determined following application review and is based on credit screening results. It may range from $300 up to one month's base rent, depending on credit profile.

Household gross income must be at least 1 times the monthly base rent. Acceptable income verification includes pay stubs, bank statements, tax returns, Social Security award letters, pension documentation, investment account statements, and disability income. Our leasing team is happy to walk you through the process. Just give us a call!

Alders Prosper currently offers 12-18 month lease terms. Short-term leases are not available at this time. Please reach out to the leasing office for current availability and any promotional lease options!

Fees & Monthly Expenses

Here is a breakdown of what residents are responsible for at Alders Prosper:

  • Electricity – Residents select their electricity provider of choice. You are responsible for setting up service in your name and paying your provider directly.
  • Water & Sewer – Billed based on monthly usage and paid through the resident portal with your rent.
  • Boiler Management - $16.20/monthly. The boiler system fee does not apply to cottages. 
  • Valet Trash – Door-to-door valet trash service is included for $25.00/month, conveniently billed through the resident portal with your rent.
  • Pest Control – Pest control service is provided for $5/month, billed through the resident portal with your rent.
  • Cable & Internet – High-speed cable and internet are provided by the community for $50/month, billed through the resident portal with your rent.

Yes. All residents are required to maintain renter's insurance with a minimum of $100,000 in liability coverage for the duration of their lease. Proof of coverage is required prior to or at move-in. We offer renter’s insurance with Assurant for $14.50/month

Transparency matters to us. In addition to base rent and the utility items listed above, there may be optional add-on charges such as reserved/covered parking, storage, or pet fees. Our leasing team will walk you through a complete cost breakdown so there are never any surprises.

Apartment Features & Design

Our 55+ Active Adult homes do not include an in-unit washer or dryer. All units have full-size washer and dryer connections, and the property has a small laundry room for residents at no charge. We just ask you to provide your own detergent.
